In order to secure a good tenant for your rental, it is critical that we practice proper tenant screening. This includes verification of all the reference information on a detailed tenant rental application. A credit report is an important final step of verifying the tenant's financial history, or track record.

Credit reports contain important factors in evaluating a person's creditworthiness. Creditworthiness, of course, is what you are looking for if you plan to hand over your rental property to someone.

What’s Best for Real Estate Investors : LLC or S Corp?

There are many Real Estate Investors that are unsure whether they should establish a Corporate Entity or not. The primary purpose of having your Real Estate Investments, in a Corporate Entity, is to protect you personally. You want Asset Protection. Ideally, for Buy and Hold Investments, you would want to create a LLC, for each property. This may seem a daunting task; and you may be thinking how to manage all the bookkeeping. Depending on your area and the value of each property, you may want to consider grouping properties into a single LLC that does not exceed a total monetary threshold.

To better illustrate this concept, I will share my Company's Business Model. Each acquisition is placed in its own Clone LLC, with the only member of the Clone LLC being the Umbrella LLC. This funnels all net gains and losses, from each Clone LLC, to ACT Investment Properties, LLC that operates as the Umbrella LLC. This Business Model only requires two Bank Accounts: a Corporate Checking Account and a Corporate Savings Account...

    I recommend Rental Inspections. They  ARE a good idea and they're permitted by most lease agreements... but landlords should handle them carefully, give proper notice and try to respect the tenant's right to quiet enjoyment.

    BI: Welcome to Business Innovators Magazine…Please introduce yourself and a brief thumbnail sketch of your background.

    JN: Hello, I am John Nuzzolese, I am a Real Estate Broker/Investor in New York, I have been involved with rentals and investment property since 1979. Besides owning and operating two real estate businesses, I’m president, and founder of The Landlord Protection Agency, Inc., an organization specializing in helping landlords and property managers avoid the hurdles and pitfalls and expensive blunders common when dealing with tenants.
    BI: What would you say is the area in business that you are most passionate about and why?
    JN: I enjoy helping other people overcome obstacles and problems that can prevent them from being successful. I’ve learned many lessons in the real estate business through the school of hard knocks, especially in the landlord business.
    BI: How are you different than your competitors?
    JN: Thanks to many misfortunes, and never quitting, I’ve learned many valuable lessons that have helped me to develop a simple straight forward system which educates fellow landlords. My website, since 1999 provides a wealth of free information, unique forms, credit screening, and contract enforcement techniques to protect small and big-time landlords.
    BI: Please tell me about any recent business accomplishments that you are most proud of and why?
    JN: I’m proud of my fairly recent new companies, Quick Check Credit Reports, Inc., and Landlord Collection Agency, Inc. both created out of a need to serve the many landlord members of the LPA.
    Quick Check, to provide instant quality and inexpensive tenant screening reports online to help landlords with better tenant selection.
    Landlord Collection Agency was something I’ve wanted for decades – to actually report tenant debt ONTO the tenant’s credit report. This creates a powerful incentive to make ex-tenants pay their debt. I am SO HAPPY with the results this is bringing to so many of our landlords all around the United States and some in Canada.
    BI:  What Leadership qualities in Leaders do you most admire and why?
    JN: I admire the ability to teach, enthuse and encourage others to achieve. Each of us has life-changing qualities within us that sometimes need to be awakened. Most of all, I admire a leader who inspires others to make the world a better place by sharing ways to solve problems.
    BI: What has been a key element of your success?
    JN: If I listened to others, I would have taken a county appraisal job 35 years ago and lived a pleasant mediocre life so far. I felt smothered and claustrophobic whenever I had a “regular job” working for someone else.
    I also would not have ever done a creative real estate deal because I was advised by lawyers not to try. “It doesn’t work. Don’t be taken in by that late night TV stuff.”
    My absolute resistance to those who say it can’t be done is my key element of success.
    BI: What are some of the business projects that you are currently working on that you are excited about and why?
    JN: Besides adapting important educational information of the LPA Website into easy to follow home study manuals and webinars, I am also putting together two different new Real Estate books focusing on the Landlord business.
    BI: What are 1 or 2 things you would like to say to a prospective client who stumbles across this interview?
    JN: 1. You don’t have to go through the painful, expensive lessons many of us had to in order to become a successful investor/landlord. Most of us spend many thousands of dollars and many years of failures to become successful landlords, but when you have a roadmap- a cheat-sheet, a guide made from someone else’s expensive lessons, you can sour ahead by avoiding those success hindering obstacles! 2. It should be very expensive, but I give you that roadmap at a surprisingly low price. Why? The reason is simple. I hate bad tenants.
    BI: To wrap this up, what are you most excited about in the upcoming months in your business?
    JN: I’m excited about a few different projects.I’ve been asked by some nationally known speakers and authors to participate in some of their events, radio shows, podcasts, and webinars.
    I’m also excited about acquiring more rental properties and setting up a new property management headquarters in Florida.
